# Pre-Purchase PCA Survey and Report

Buying a property is one of the biggest decisions you'll make — and damp, timber decay or rot aren't always obvious on a walk-through. Cracks get painted over, damp patches get hidden behind furniture, and a fresh coat of paint can mask problems that end up costing thousands after you've moved in.

## What we check for

Our pre-purchase surveys give you a clear picture of a property's condition before you sign contracts. We check for:

- Rising and penetrating damp
- Wet and dry rot in timber
- Woodworm and other wood-boring insect activity

## Your report

Every survey is carried out by an experienced surveyor and followed up with a full written report, in line with Property Care Association (PCA) guidance.

The report sets out exactly what was found, what (if anything) needs attention, and an honest view of the treatment cost and urgency of any repairs — so you can make an informed decision, renegotiate if needed, or simply buy with confidence.
